Important Guest Information

Policies & Terms

Please review these rental terms, house rules, check-out procedures, and cancellation requirements carefully before completing your reservation.

Property-Specific Rules

These terms and house rules apply in addition to all property-specific rules, instructions, restrictions, and notices provided in the rental listing, rental agreement, check-in instructions, or posted at the property. Renters and their guests are responsible for following all general and property-specific rules. If requirements differ, the more restrictive rule will apply.

Rental Terms & Conditions

1Rental and Payment Terms

Renters must be at least 26 years of age. A 50% deposit is required to secure the reservation. The remaining balance is due 30 days before the check-in date.

First-time Tamarack renters must present a valid photo ID at check-in. Tamarack Rentals and property owners reserve the right to refuse a rental to anyone without explanation.

2Linen Policy

Linens are provided at some properties, but not all. Renters may bring their own linens or rent them from Bayside Linens.

If linens are provided or rented through Bayside Linens, renters must:

  • Strip all beds.
  • Gather all towels.
  • Place all clean and used linens back inside the provided bags.
  • Leave the bags outside the cottage in the location where they were originally found.

Failure to follow these instructions will result in additional charges of at least $50.

3Pet Policy

Pets are permitted only at specifically designated pet-friendly properties, as noted on the property webpage. A pet fee may apply.

If a pet is found at a non-pet-friendly property, it will be grounds for immediate termination of the rental agreement and eviction without notice or refund. No exceptions.

4No Smoking

Smoking is prohibited at all rental properties. Violation of this policy will result in additional cleaning fees and may result in immediate termination of the rental agreement.

5Check-In and Check-Out

The earliest check-in time is 3:00 PM. Check-out is at 10:00 AM sharp.

Failure to vacate the property by 10:00 AM will result in additional charges calculated by the minute. A $50 fee will apply for each key not returned to the Tamarack Rentals office by 10:30 AM on the day of check-out.

Do not leave keys at the rental property.

6Trash Disposal

Renters must follow all provided trash-disposal instructions. Failure to place trash out for collection on the scheduled day will result in additional charges.

7Property Care

Renters are responsible for leaving the property in a clean, tidy, and respectful condition. This includes washing all dishes, removing personal items from the refrigerator and cupboards, properly disposing of trash, and leaving the property and its surroundings in good condition.

Any excessive cleaning required because of noncompliance will result in additional charges.

8Air Conditioners

Renters may not bring or install their own air-conditioning units. Unauthorized use of personal air conditioners may result in additional charges and immediate termination of the rental agreement.

9Damages and Liability

Renters must immediately report any damage that occurs during their stay.

Tamarack Rentals is not liable for accidents, injuries, or illnesses that occur at the property. Renters and their guests assume the risks associated with their stay.

10Barbecue Grills

If a propane grill is provided and the propane tank runs out, renters must notify Tamarack Rentals so that a refill or replacement can be arranged.

Please leave the propane tank at least half-full at the end of your stay and clean the grill after every use. Additional cleaning charges may apply if the grill is left dirty for the next guest.

11Cancellation Policy

All cancellations must be submitted in writing and are final.

Payments will not be refunded unless all canceled rental weeks are re-rented at the same rate. If the canceled weeks are successfully re-rented, the renter will receive a refund of all payments except fees identified as nonrefundable. If the property is not re-rented for all canceled weeks at the same rate, no refund will be issued.

If Tamarack Rentals must cancel the reservation because of unforeseen circumstances, all payments will be refunded in full.

12Maximum Occupancy and Parking

Each property has a specific maximum occupancy and parking limit. These limits apply regardless of how many people or vehicles a renter believes the property can accommodate.

Exceeding either limit may result in immediate termination of the rental agreement and eviction without refund.

13Noise and Quiet Hours

Quiet hours are from 10:00 PM to 8:00 AM. Renters must respect neighboring properties and keep noise to a minimum during these hours. All visitors who are not registered overnight guests must leave the property by 10:00 PM.

14Weather and Storm Policy

No refunds will be issued for storms or other weather-related conditions unless the property is inaccessible because of an official road closure.

15Events and Gatherings

Weddings, parties, large gatherings, and other events are prohibited without prior written approval from Tamarack Rentals.

16Electric Vehicles

Charging electric vehicles anywhere on the rental premises is prohibited.
